A Comparative Market Analysis takes into consideration the following factors:
- The properties must either be in the same neighborhood or nearby.
- Were listed and sold within the last 6 months preferably, but no more than 12 months ago.
- Are about the same size as your home -- roughly within 15-20% of your home's size.
